Land is fully titled, access direct from main road, 50m road frontage, with a 600m track up the property (800m to top).

The land is 15 acres on a more or less continual slope facing the ocean so good views from just about everywhere of the ocean and the mountains of the Cerro Hoya. It is fully fenced, and there are also numerous trees growing naturally including good hardwood species. There is a stream on the land that runs from mid May to December with pools and waterfalls. The water supply for the house comes from the year round stream. Installed is 1.5km of water pipes from the stream to the house. The source is high up and therefore pressure is good and the supply is excellent even though the driest months. Power for the house is solar – a quality system that supplies more than adequate power even during continually rainy periods. However, there is also main power on the road directly outside the property. There are two entrances from the road. The track (tosca) was completed in January and goes as far as the house which is approx 550m and the top of the land is 800m from the road.

It is a two chamber system. The first is a biological plastic chamber of 1000 liters and the second chamber is a brick-built French drain soak-away. The first tank processes and decomposes solid waste and liquids drain into the second tank and soak away into the surrounding soil.

This system is a gravity system fed from the year-round natural spring. There is 1.5km of water pipe that is dug under the surface and leads to the house via a 1100 litre storage tank which is located on an elevation above the house and gives around 40 psi of pressure year round. At the house, there is a bacterial filter for drinking water.

This system consists of five 200 watt 36 volt mono crystalline Sun link solar panels, feeding seven deep cycle gel-filled 200 amp hour 12 volt Master Solar batteries, with two 15 amp Tracer maximum power point tracking solar charge controllers, and a 3100 watt, 12 volt to 120 volt Magnum MS3112 inverter, that provides 120 volts to the house. The system is designed to give enough power to run 3 kw a day for three days without sun.
